    The usage of the accommodations is limited to the number of guests specified in the booking conditions. Extra people are not allowed in the accommodations unless authorised by us ahead of their visit.

    Antwerp policy
    To make a reservation we ask for a full pre-payment. Once we confirm the availability, we will send you an invoice. Once the payment of the total amount is received, the reservation is final, the dates are blocked and we will send a confirmation email with check-in instructions. Direct reservations are non-refundable.

    Andalusia policy
    A non-refundable deposit of 50% of the total amount is required to make a reservation. The remaining balance must be paid in 2 months before arrival date. Failure to do so may result in losing the reservation.
    Once the deposit is received, the reservation is final, the dates are blocked and we will send a confirmation email with check-in instructions.

    Special requests
    Please note that all special requests (extra bed, extra bed linen, extra towels, breakfast box, ...) are subject to availability and additional charges will apply.

    Invoice
    Please note that once the invoice is issued, it is not possible to change the details because the invoices are generated automatically, so please make sure you provide the right information before the payment is made.

  • Cancellation policy
    If the reservation is made via an online booking platform, please check their website for the policies.
    If the reservation is made directly with us, ensure to inform us directly at least 72 hours prior to arrival.

    Refund policy
    Direct reservations and deposits are non-refundable under any circumstances.
    Often, unfortunately, we are abused by unfounded complaints to get a refund. We cannot respond to refund requests once checked in and the accommodation is taken in use.

    No show
    In case of no-show, the total amount of the reservation will be charged.

    Complaints
    Any complaint about the accommodations must be notified in writing or by email on check-in day.
    Often, unfortunately, we are abused by unfounded complaints to get a refund, we will not take part in these complaints.

  • The guest registration is only applied in Andalusia in accordance with the Spanish law.
    To comply with local regulations, after reservation guests will receive a link to our partner platform, ‘Chekin’, to complete the guest registration. We kindly ask that all guests (including children) complete the registration no later than 72 hours before arrival.

  • Security Deposit
    The deposit procedure is only applied in Andalusia and during specific periods in Antwerp.

    We use our partner platform ‘Chekin’ for the security deposit: only a credit card authorisation is made, with no charge or hold, unless damages are reported.

    Property damage
    Guests are liable for any damage caused to the accommodations or its contents during their stay. Any costs will be deducted from the damage deposit or claimed through the booking platform.

    Contactless self check-in / keys
    Contactless self check-in and out with keylocks. Instructions will be send directly to the guest. Check-in and out times should be respected. The keys are unique safety keys, when guests lose the keys we will have to charge them to make new ones. The price to duplicate one key is €100.

  • All productions, including video and photoshoots, retreats and events require prior written permission before booking any of our properties. Please note that we have different rates and terms specifically for these types of uses.


    Unauthorized productions are strictly prohibited and will incur additional fees. If we discover that a production has taken place without prior approval, we reserve the right to take legal action.

  • Liability disclaimer
    The Collector’s House and its owners shall not assume liability for any illness, injury or death to persons visiting the properties nor for any other incident of any nature involving any client(s) while they are on the property, nor while travelling to or from the properties. The Collector’s House cannot be held responsible for loss or damage to private property, however it may be caused.

    Responsibility
    Guests are responsible for their items in the house and need to ensure everything is in the exact same condition as when they arrived. Guests are responsible for respecting the property, staff, and other participants. Any damage caused must be covered by the guest.

    Noise disturbance
    It is required that guests, particularly those in groups, are respective in regards to noise during the evenings.
    No noise or music allowed after 10PM.
    No parties are allowed at the accommodations.

    Swimming pool
    The swimming pool had no surveillance. Please be aware that it is the guests’ responsibility to ensure the safety of children. Children and minors are allowed by the pool and on the terraces only under strict supervision by the parents or accompanist. Diving or jumping in the pool is prohibited. The parents or accompanist are responsible for the safety of the children and minors.

    Smoking
    Smoking is not allowed in all our accommodations. It is only permitted outside the house with exclusive use of an ashtray.
    Especially in Andalusia there is a high possibility of causing a fire that guests will be responsible for. Please pay attention to our precious nature.

    Accessibility
    To reach the accommodations you have to use the stairs. There is no elevator available on the properties.

  • Guests are responsible for arranging their own travel to and from the accommodations.
    We strongly recommend purchasing travel insurance to cover unforeseen circumstances such as illness, flight cancellations, or emergencies.
    The Collector’s House is not responsible for any travel disruptions or delays.
